What to check before you sign

• The theft excess — often between $250 and $750. The lower it is, the higher the premium. Check the specific ‘theft’ excess, not just the general excess.
• The jewelry & valuables limit — usually capped at $5,000 or $10,000 unless specifically declared. If you have more, declare it.
• Security requirements — some policies require at least a deadbolt lock, shutters closed at night, or an active alarm. Non-compliance = a refused claim.
• The waiting period — theft cover is sometimes only active after 30 days. Worth checking if you are moving in.
• Proven forced entry — a theft with no sign of forced entry (lost keys, deception) may be excluded. Read the policy terms.
